What is a valuation?

A valuation gives you an estimate of how much your property is worth based on several different factors including the activity of the current property market. When we discuss a current market value we advise on a preferable marketed price and what we consider to be a true market value. As all properties are different, we can also advise on a bespoke process to maximise the best possible value for your property, should you choose to sell.

How do we produce a reliable valuation?

At Shields & Rutland, our valuations are based on the current property market, the volume of potential purchasers in certain price brackets and our knowledge and experience of desirable areas of Guernsey. We research properties which are on the market at the time of our inspection while comparing similar properties that have recently sold and completed in court. This provides supporting evidence and gives us confidence that our valuations are accurate. Finally, we take into consideration the potential that certain properties provide and advise what steps can be taken before homes are marketed so that they can realise their best possible value.
